What you get

What you get in Sun City

Garage door repair in Sun City often starts with a door that sat idle. Grease on the rollers and hinges can dry out over a quiet month, and the first press afterward finds the stiff spots. Send the details and someone from our team calls you back and goes over what the door is doing, and the price is agreed before a part is ordered.

  • A door that opens on the first press again, without the shudder.
  • Springs changed as a pair and matched to the weight of the door they carry.
  • A safety reverse check run before the job is called finished.
  • A walk through the opener setting if the remote is the only fault.

The doors in Sun City

Del Webb opened Sun City on January 1, 1960, as the company's first retirement community. 39,931 people live there. The land behind it was 20,000 acres, bought in 1959. The streets run in concentric circles, in 4 pinwheels, so a house can sit a few turns from a main road and still feel hidden from it.

Many of the houses went up from 1960 on, and a door from the first years has taken more than 6 decades of sun. Some doors sit closed for weeks, then get pressed twice in one morning when family arrives. A spring near the end of its cycles can let go on the first cycle back.

What people ask us in Sun City

Still have a question? Call (747) 243-2089 and say what the door is doing.

The door has not moved since spring. Is that a problem?

It can be. A door that sits still can lose the oil film on the rollers and the hinges, and HomeGuide advises lubricating pulleys, chains and tracks at least once a year. Run the door once a month, and listen for a grind or a bang.

Is it worth repairing a 1960s door?

Often, if the sections are straight and the track is sound. The spring, the rollers, the hinges and the cables are all serviceable parts on an older door. What ends the argument is a bent section or a track that has rusted through, because a replacement part has to fit an opening that was framed 6 decades ago.

Why does the door reverse before it touches the floor?

The 2 photo eyes at the bottom of the tracks are the first thing to check. A cobweb, a leaf, or a lens knocked out of line will do it. If the eyes are clean and lined up, the fault can be in the travel limits or the force setting on the opener, and that is an adjustment, not a new opener.

Can the opener be replaced without changing the door?

Yes, if the door is balanced and the springs are sound. An opener lifts a door that already wants to stay up. Put a new motor on a door with a weak spring and the motor carries the difference and can wear out sooner. The balance test takes a minute and settles which job comes first.
