Garage door replacement contractors in Glendale, AZ

A door that has been patched and still jumps the track is telling you something, so tell us what yours does and someone from our team calls you back.

What you get

The same opening, with a door that stops arguing

Garage door replacement in Glendale keeps the frame and changes the door. No reframing, no stucco cut, no new driveway. The old door comes off the track, the opening is measured again, and the new door goes onto hardware that gets checked while it is bare. The difference from a new opening is the shape, which already exists. What goes wrong is often a frame that was never square, or a spring that was sized for a door nobody makes any more.

  • The old rattle gone, because every roller and hinge is new.
  • A face that matches across every section, with no odd panel.
  • A spring rated for the new door, not the door that came off.
  • A door that closes on the seal instead of on the frame.

Signs

5 signs it is time for a new door

  • The same corner, 3 visits running

A hinge pulls loose, gets tightened, pulls loose again, and the steel around it has stopped holding.

  • A panel that cannot be matched

The profile is out of production, or the finish has aged to a color a new panel may never hit.

  • A bottom section gone soft

Rust along the bottom edge, a skin that gives under a thumb, water lines inside the pan after a monsoon.

  • A door that shakes the wall

The face flexes on start, the door walks in the track, and the header sounds like it takes a hit.

  • A spring and cable bill on top of the rest

The hardware under the door is at the end of its life too, so 1 visit covers the door and the parts.

3 steps

How it works

  1. Tell us what the door does as it goes up and as it comes down, by phone or the form

  2. Someone from our team calls you back and goes over the options

  3. The opening is measured against the old door, the panels and the hardware are checked, and the door is ordered to that measurement

Costs

What garage door replacement costs in Glendale

HomeGuide prices a replacement as the door and hardware, installation labor, removal of the old door and any permit as separate lines. Panel work is priced by the panel, which is why the numbers below sit so far apart. All 3 are published ranges, and none is a quote for your opening.

Good to know

Door types for a Glendale garage

Steel sectional. Sections of steel skin, hinged at every joint. HomeGuide calls steel the most common door material, and the panel profile is the part that dates.

Aluminum full view glass. Glass set in an aluminum frame, section by section. It suits a patio bay, and HomeGuide lists aluminum as lightweight, so the spring is matched to a lighter door.

Wood and composite. Wood on the 1920s bungalows near downtown Glendale. HomeGuide notes that wood requires regular maintenance, while composite mimics the look of wood with less maintenance.

Carriage house. A steel door with applied stiles, a dummy hinge and a handle. It gives the swing door look while keeping the track and the safety reverse of a sectional.

Insulated against uninsulated. A pan door with nothing behind the skin, or a door with foam fixed inside each section. The gap shows in the weight the spring carries, and HomeGuide notes insulated doors give better energy efficiency and noise reduction.

Repair or replace?

Age alone does not decide it, though HomeGuide suggests considering a new door past 15 to 20 years when breakdowns are frequent. A door is replaced when the parts cannot be matched or the frame cannot be brought back, and repaired when 1 part has failed on a door that is otherwise sound. So: a dent in 1 lower panel, a snapped spring, a roller out of the rail, a remote that quit. Those are repairs. A door with 3 damaged sections, hinges torn out of the steel and a bottom edge rusted through is a replacement, and a further repair can be money into a door that does not come back. HomeGuide notes that for older doors full replacement may cost less than matching panels.

What stays and what goes in a replacement

The opening stays. The header, the jambs and the slab are the fixed points, and they get measured rather than changed. The track usually stays if it is straight and the brackets are solid, and it goes if it was bent, cut for a lighter door or bolted through a soft jamb. The springs usually go, because a spring is matched to a door weight and the weight is about to change. The opener stays if it can carry the new door and its safety reverse still works on a test, and it goes if the motor was sized for a lighter panel. The weather seal and the bottom bracket are replaced with the door, and the photo eyes are tested and replaced if they fail. Trim and stucco are left alone.

Panels and doors

When a panel beats a whole door

A panel can be the right call, and it is worth saying so. If 1 section took a hit from a car, a ball or a ladder, and the rest of the face is straight, a matched panel can bring the door back for less than a replacement. The catch is the match. Panel profiles change, colors fade on the door that is up, and a new panel in an aged run of steel shows as a patch in certain light. On a common profile in a common color the match can be close enough that it is hard to notice. On a discontinued profile, or a wood door with a hand applied finish, the mismatch is the thing you see every time you pull in. Then the choice is a whole door or living with the dent.

5 questions

What people ask us

Still have a question? Call (747) 243-2089 and say what the door is doing.

Is a replacement cheaper than another repair?

It can be, when the repairs stack up. HomeGuide suggests considering a new door when repair costs exceed 50% of the new door's price, when the door is over 15 to 20 years old with frequent breakdowns, or when panels, tracks and hardware are failing together. How much of the door is still sound decides it, and that gets checked before a number is given.

Can the new door reuse the old track and opener?

The track often can, if it is straight and sized for the same door. The opener can if it carries the new weight and reverses on a test. Both are checked with the door off, when the wear is visible, and both are cheaper to keep than to add to an order.

Do I have to take a door that is in stock?

No. A door is ordered to the opening, and stock only decides how long the wait is. A common size in a common color arrives sooner than a custom width, and steel can arrive sooner than wood. The size comes off the measurement, not off a shelf.

What happens to the old door?

It comes out and leaves with the job. The springs are unwound before anything moves. Removal is priced as its own line, published at $50 to $250 (HomeGuide).

Will the color match the house?

A door is picked from a finish sample, not from a screen. Sun on a west wall fades a finish over years, so the sample is held against the house in daylight before the order goes in. If the door sits against stucco, look at the sample in the afternoon, when the light is hardest.
